We offer fixed fee quotes and our standard hourly fee is £250.00 plus VAT.

Example of costs associated with a £350,000.00 Freehold Purchase:

  • Our Basic Fee: £950.00 plus VAT
  • Electronic Identity Check: £11.40 inc. of VAT per person
  • Lawyer Check: £14.40 inc. of VAT
  • Telegraphic Transfer Fee: £36.00 inc. of VAT
  • Mortgage Transaction Fee: 250.00 plus VAT (if applicable)
  • New Build Transaction Fee: 250.00 VAT (if applicable)

Disbursements:

  • Priority Search: £3.00
  • Bankruptcy Search: £2.00 per person
  • Searches: £250.00/£300.00 (estimate)
  • Land Registry Fee: £135.00
  • Stamp Duty Land Tax: £2500.00

If purchasing a leasehold property a Leasehold Transaction Fee of £150.00 plus VAT will apply.

Additionally, there may be further disbursements due to apportionment of service charges and ground rents, and/or conditions noted within the Lease.

Example of costs associated with a £350,000.00 Freehold Sale:

  • Our Basic Fee: £900.00 plus VAT
  • Electronic Identity Check: £11.40 inc. of VAT per person
  • Lawyer Check: £14.40 inc. of VAT
  • Telegraphic Transfer Fee: £36.00 inc. of VAT

Disbursements:

  •  Office Copy Entries: £6.00 (estimate)

If selling a leasehold property a Leasehold Transaction Fee of £150.00 plus VAT will apply.

An additional disbursement cost for the Management Pack held by the freeholder will also apply. The cost of which is dictated by the freeholder.

There may be further disbursement costs dependant on the conditions noted within the Lease.

Our basic fee covers the work carried out from instruction on your matter, through the perusal, searches, and enquiries stage, culminating in the exchange and completion of your matter, and in the case of a purchase, the submission of your SDLT form and registration of your purchase with the land registry. 

The timescales in conveyancing matters can vary based on individual circumstances, however the average transaction completes between 4 – 6 weeks from instruction.
